Edificio Matienzo

Based on the recognition of the adjacent plot next to the film school—set back from the property line and enclosed by an iron fence—the central idea of the building was to continue that fence and set the front façade back to the established setback line.

Unlike the school, the proposed volume frees up the ground floor and allows visual transparency toward the rear through the fence.

The building takes advantage of its double frontage with four units per floor, a central core, and two code-compliant courtyards. The rooms have generous proportions and outward views.

The uppermost level proposes to take advantage of the combined typology in order to create a double-height multipurpose room, with side-terrace expansions and a swimming pool at the rear.
The design is conceived as a single glass volume, articulated by balconies as horizontal lines, while freeing the central portion, which extends upward into the planted rooftop termination. In this way, a strong sense of unity and harmony is achieved throughout the composition.

The open ground floor lifts the volume off the ground and establishes a dialogue with Matienzo Street that respects the essence of the neighborhood while enhancing it through modernity.
